What's Included

Everything your scope needs — and nothing it doesn't.

Common-Area Pickup

Scheduled walks of all common-area lawn, courtyards, walkways, and resident dog-relief zones. Every deposit bagged and hauled offsite — never left in resident bins or community dumpsters.

Pet Waste Station Servicing

Full station service: bag dispenser restocking, can emptying, can sanitization, signage maintenance, and station-level reporting. We bring compostable bags or use what your community already stocks.

Pet-Safe Sanitation

Plant-derived sanitation on high-traffic ground that helps reduce parasite eggs and bacterial residue. No bleach. No quaternary ammoniums. Safe for residents' dogs and kids.

Documented Reporting

Monthly summary delivered to your management portal or email: visit logs per station, disposal totals, signage status, and incident notes.

Annual Contracts, Budgeted

Lock in your rate and schedule for the fiscal year. Predictable line-item budgeting for treasurers and management companies — no surprise upcharges, no churn.

Smooth Onboarding

Onboards smoothly into AppFolio, Buildium, Yardi, and standard property-management vendor systems with clear contract terms and a published service schedule.

Why Commercial Properties Choose Humane Paws

Removal is only half the job. We sanitize what gets left behind.

Pet waste seeds soil and surfaces with parasite eggs, bacterial loads, and pathogens that survive long after the visible mess is gone. Our commercial protocol pairs scheduled pickup with pet-safe sanitation designed to help reduce those biological hazards at the ground level — turning your common areas back into surfaces that are actually safe to use.

  • Pet-safe and child-safe sanitation — no bleach, no quats, no harsh disinfectants in resident-trafficked areas.
  • Watershed-aligned disposal — handled in line with Seattle Public Utilities guidance for pet waste.
  • Documented visits with per-station reporting — ownership-review and ESG-reporting ready.
  • A consistent crew and the same standard of care, on the cadence your property actually needs.

HOAs & Condo Associations FAQ

Common questions.

How do you onboard a new HOA pooper scooper account?

We walk the property with your management company or board representative, scope the common-area routes and pet-waste-station count, and send back a contract draft. Once signed, we schedule your first visit.

What does HOA pet waste station service include?

Every visit: bag dispenser restocking, can emptying with proper offsite disposal, and signage check. We carry replacement signage and parts on the truck.

Can you bill our HOA management company directly?

Yes. We invoice monthly, net 30, to your management company or directly to the HOA's AP contact. Annual contracts available for budget predictability.

How often do HOAs need pooper scooper service?

Most HOAs with dedicated dog-relief areas or significant common-area dog traffic run on weekly or twice-weekly service. Smaller communities with low dog density can fit on bi-weekly. We recommend a frequency during the walkthrough based on actual usage.

What happens to the dog waste after pickup?

Collected waste is hauled offsite for proper disposal. The EPA classifies pet waste as a nonpoint source pollutant — we handle it accordingly.
